Ground Point

Land due diligence · one parcel at a time

A map is homework. We hand you the verdict.

Ground Point tells you what is actually wrong with a piece of land before you buy it. Any parcel in the United States. About ten minutes. $99.

Flood, wetlands, soils, terrain and habitat, reconciled into one call: CLEAR, CONDITIONS or WALK AWAY. Every claim cited to its dataset and vintage.

01 — The situation

The information that kills the deal is free, and scattered across a dozen map services.

A floodway across the buildable acre. Half the lot in non-jurisdictional wetland. 31% slope. Soils that will never pass a perc test. No legal frontage.

All of it is public record. None of it speaks to each other. So the person screening thirty parcels a month picks one of five bad options.

Findings, worst first

01

Severity Severe · Confidence High

The regulatory floodway crosses the only buildable bench

The FEMA regulatory floodway covers 1.9 of the 2.4 acres above the creek. That bench is the only ground on the parcel under 10% slope. New habitable structures in a floodway require a no-rise certification.

Cost to resolve Not resolvable by study. The floodway is where it is.

Who to ask County floodplain administrator

02

Severity Severe · Confidence Moderate

No mapped legal frontage on a maintained road

The parcel touches no road in the county's maintained-route layer. Its only visible access is a private track crossing the neighbouring deed. Access by use is not access by right.

Cost to resolve $3,000 to $12,000 to negotiate and record an easement, if the neighbour agrees.

Who to ask County register of deeds, then a real-estate attorney

03

Severity Moderate · Confidence High

Soils are rated severely limited for a conventional septic field

USDA soil map units across 4.1 acres carry a severe limitation for septic absorption fields. Depth to restrictive layer is the stated reason. A perc test is the only thing that settles it.

Cost to resolve $1,200 to $4,500 for an engineered system, if a perc test passes.

Scope — what this report is not

Not a title search. Not a survey. Not a wetland delineation. Not legal advice. Not a county sign-off. Where the data cannot support a verdict we say so, and we do not charge for the difference.

03 — How it will work

Ten seconds of your work. The rest is ours.

  1. 1

    Drop a point

Paste an address, a parcel ID, or coordinates. Or click the map. No layer pickers, no boundary to draw, no account.

  2. 2

Ground Check answers free, in about five seconds

The flood zone as FEMA writes it, and how many findings sit on that point. This part costs nothing, so you never pay on faith.

  3. 3

    One question, already answered

A floodway matters differently to a house pad than to a hunting lease. The default is a house or a manufactured home.

  4. 4

The Ground Report, in four to eight minutes

Nine authorities queried in sequence, on screen while it runs. Verdict, findings, cost to resolve, and the Source Appendix.

05 — The standard

We never speculate, and we never decline to conclude.

A report that says “you should probably look into this” has failed. We state what the data supports, we go silent where it doesn’t, and we name what is missing. A sentence of fact with no citation is a bug.

We describe the land. You make the decision.

Coverage

Nationwide from day one on the federal layers, because those layers are nationwide. County rules deepen in the order customers ask for them. United States only, because the data supply is.
